In response to the Wick Park Log Runner:

I have been dealing with real estate and rental properties for about nine
years now, and I have fairly high standards with regard to tenants in my
properties.

Any tenant that would want to live at the Woodbine apartments when they
are finished and reopened would, at the bare minimum, have to consent to
the following in their lease application:

1) Credit check
2) Landlord references

In the county where I live here in Maryland, there is also a local government
agency (run by the county itslef) known as the "County Registry".  Tenants
who are found to be in breach of their lease agreements can be reported to
the registry.  This is a valuable tool for landlords when screening applicants
for rental properties.  I do not know if Youngstown/Mahoning County have
a similar agency, but if there is no such agency present I feel it would be
a positive step forward for Youngstown to create such an agency.  Tenants
who repeatedly violate their lease agreements would find it harder and harder
to procure residency in rental properties if their activities were taken note of
in this manner.

Given the building's proximity to Youngstown State University, it is almost
certain that there will be some students in the building,  but it is not my
intent to turn the building into a "dorm".  Ideally, I would prefer to have
a mixture of both student and non-student tenants in the building. 

There are a number of requirements that I set for my tenants as a condition
of their residency which include, but are not limited to:

1) Keep the premesis in a clean and sanitary condition at ALL times.
Obviously, public areas and the grounds around the building are
the responsibility of the landlord and/or management to maintain.

2) No illegal or illicit activities at any time, whatsoever.

3) Respect the rights and privacy of all other tenants in the building, as
well as the neighbors in the surrounding area.

4) Respect all public and private areas of the building itself and the
grounds surrounding it.


I hope this addresses any concerns you might have regarding the
restoration project at the Woodbine apartment building.

I am the Wick Park Log Runner.  I run with a log around Wick Park to symbolize the struggle of this city to attempt to define itself in the conception of its future - which is beginning.  

I live near the apartments that you have purchased and I'm very pleased to see such passionate commitment.  I'm with you all the way and will assist you when I can.

My question is:  Who do you plan to let rent out your apartments?  Mallen had virtually no standards and as a result, we saw blight, mass exodus of quality residents, increased crime, and general eye sores the near North Side wide.

In my opinion, your standards must be high (as high as they can be, given the area and pool of clientale to work with) or a relapse is soon to follow.  We are just now beginning to pick up the pieces (even though the're are still some pathetic excuses for human life that occupy the near North who we, at some point, will address - either legally or personally).  

You have an unique opportunity to directly contribute to improving the North Side.  Don't lower your standards and carry on good man.  I will carry the log and burn an extra mile for you.
