Investors buying and fixing Near North Side homes

I just returned from another two and a half week stint in Youngstown (I was working on the apartment building on Bryson Street).

Investors are buying up homes on the near North Side and
fixing them up an an accelerating rate.  I was introduced
to two more investors that have purchased homes at
Illinois and Bryson,  further up Bryson Street in the
1500 block.  The new owner of the Illinois and Bryson
street property has also purchased a property on
Youngstown's East Side and is renovating that property as
well.

In the case of the home at Illinois and Bryson streets,
the investor bought this former Mark Mallen property for
only $19,000. The new owner of the home in the 1500
block of Bryson street paid only $6,000 for this property.

The twin sister apartments located at Park Avenue and
Michigan Avenue are well underway with renovations (these
two buildings were purchased by a high-ranking member
of the North Side Citizen's Coalition, who is pouring a
LOT of money into rebuilding these two apartment buildings).

A chicago investor has purchased the home at No. 58 Illinois avenue and this property is well underway with
renovations - it has already been completely rewired, re-roofed and the exterior is being painted now.

A mansion on Broadway Avenue directly across from Wick
Park was recently purchased and is undergoing renovations
as well.

The Woodbine apartments (which I purchased in June) are
coming along nicely as well - initial cleanup is finished
and demolition of the apartment interiors has begun.  The
roof will be replaced by the end of September, most likely.

The Department of Housing and Urban Development, the City
of Youngstown and Choice Homes are working with the North
Side Citizen's coalition to build several new single-family
homes on Baldwin Street between Elm Street and Wick Avenue
also - this project should happen within the next 12
months or so.


It is very encouraging to see this type of "renaissance"
taking place on the near North Side.  In the next one to
two years, this part of town will start to look better and
better.
