Title: Vacant Houses
Post by: Shirley on September 23, 2006, 09:13:51 PM
I am trying to see how many vacant houses are in the 4th ward. If you know of any can you please let me know. I am just nosy and curious. I have a feeling there are more than a couple.

I live on Wesley,  I've noticed a brick house located behind Mcdonald's on wesley has been empty for two years,  I checked the auditors site online to see if it's up for auction, but whoever owns the land is paying on the property tax

There are 4 or 5 on S. Lakeview.  I think there is at least 1 on S. Portland as well, but I'm only judging by uncut grass.  It doesn't have plywood, yet.  I don't walk around this area as much, but I think there are a few in the area between Mayfield and Mahoning.

I've also checked the auditor's site, and the houses I've mentioned on Lakeview are up to date on their taxes, too.

Thanks, I will have to check them out. There were several I noticed on S. Lakeview. I think the address were 23 and 33 S. Lakeview. They are owned by a Mark King. He owns a lot of property in Youngstown. He owns one of the worst houses on our street. He keeps buying property when he has vacant ones. I also think the city has condemned a few of his houses. I wonder why he buys new ones when he has the vacant ones he could fix up and sell or rent. He also does not live in the city. However, his taxes look to be paid up. I just wish he would take better care with who he rents to and keep his houses in good condition. I  am trying to get a list together of the vacant houses. Thanks again.

I'm just a real estate novice, but I think he has some sort of system to make money off of these houses, even if they're vacant.  He can get these houses for much less than the market value. (as listed on the county auditor's site) He can then borrow money on them because he has instant equity.  He can then use this real money to buy other houses that he intends to actually rent.  This is just a wild guess, though.

Your wild guess makes sense. I found three  houses in the first block of N. Bon Air that look vacant. I will keep driving around and see if I can find more.
